Terms and Conditions – West World Punawale
1. Booking & Payment
- All bookings are subject to availability and confirmation by Sankla Buildcon.
- A booking amount must be paid as per the project’s pricing policy to reserve a unit.
- Payments should be made as per the agreed construction-linked payment plan or any other plan provided by the developer.
- Delay in payments may attract interest charges as per RERA guidelines.
2. Pricing & Taxes
- The price of the unit is subject to change without prior notice at the developer’s discretion.
- The final cost includes base price, applicable taxes (GST, stamp duty, and registration charges), and additional charges for amenities, maintenance, and other facilities.
- Any government-imposed levies or taxes during the project development will be borne by the buyer.
3. Agreement & Possession
- Upon confirmation of booking, buyers must sign the Agreement for Sale within the stipulated time.
- The project is RERA-registered, and possession will be provided as per the committed timeline in compliance with RERA regulations.
- The developer holds no liability for delays due to unforeseen circumstances, force majeure events, or government-imposed restrictions.
4. Cancellation & Refund
- In case of cancellation by the buyer, a cancellation fee may be applicable, and the refund will be processed after deducting necessary charges.
- The developer reserves the right to cancel a booking if payments are not made as per the agreed terms.
- Any refunds will be processed as per the terms mentioned in the booking agreement.
5. Modifications & Changes
- The developer reserves the right to make changes in the layout, specifications, amenities, and design as deemed necessary or required by authorities.
- Buyers cannot request structural changes or modifications that impact the project’s overall design or approvals.
6. Maintenance & Membership Charges
- Residents must pay a maintenance charge as specified at the time of possession for the upkeep of common areas and amenities.
- Membership fees for the clubhouse and other amenities may be applicable as per project policies.
7. Legal Compliance
- The project is registered under Maharashtra RERA, and all transactions comply with local laws and regulations.
- Disputes, if any, shall be resolved under the jurisdiction of Pune courts as per the governing real estate laws.
8. Transfer & Resale
- Buyers intending to transfer their unit before possession must obtain prior approval from the developer and pay the necessary transfer charges.
- Resale of units is permitted only after full payment and completion of necessary documentation.
9. Code of Conduct
- All residents must abide by the community guidelines and follow the society’s bylaws for peaceful living.
- Commercial activities within the residential premises are strictly prohibited unless permitted by the developer and relevant authorities.
